Encouraging Maricopa County Stats that cannot be ignored

Here is some interesting data for residential real estate properties for Maricopa county

1. Active Notices of default for residential properties as of the end of March ’11: 33,955 units.

- Last month, the count was 37,533. Definitely down. In February 2010, it was 46,634. Thats more that 12,000 units down which is great news.

2. Foreclosures last year in March 2010: 5,451. Now, they remain between 3,000 to 4,500 units/month. Down by more than 1000 compared to last year same time.

3. Residential REO properties: 19,861

Last month the count was 20,076.

Listed properties are now 5,750 units.

So, there are roughly 14,000 properties that are foreclosed but not yet on the market. (See above!)

Overall, encouraging facts that cannot be ignored.
